The Lipezker Straße industrial estate is located on the southern fringes of the city, about 4 km (2.5 mi) from the city centre in the district of Sachsendorf. It benefits from direct links to the motorway, about 2 km (1.25 mi) distance from the next junction.

The 100,000 m² (1,076,391 sq°ft) large estate still has about 35,000 m² (376,737 sq°ft) available, of which about half each is contiguous. No legally valid development plan exists for the industrial estate. Article 34 BauGB (German Federal Building Code) forms the legal basis for authorisations. The location on an inner-city main road ensures links to the local and regional road network, the B169 (A-road) and the A15 (motorway). Target groups for the site are mainly motor vehicle businesses as well as small-scale logistics and transport businesses.
